An empty house has nowhere to hide. Every surface furniture used to cover is now part of the job, which is why this is the most thorough clean we do.
Getting the deposit back
Most deposit deductions on a rental come down to the same short list: the oven, the refrigerator, the inside of the cabinets, and the floors. All four are in this clean by default, because they are the four that get checked.
We work the property empty, after the movers and before the walkthrough. If your landlord or property manager gave you a move out checklist, send it over and we work from theirs instead of ours.
What is included
Everything in a deep clean, done to an empty property, plus the items below.
- Inside every cabinet and drawer, top and bottom
- Inside every closet, including shelving and rods
- Inside the oven, refrigerator and freezer
- Behind and under all appliances
- All walls spot cleaned for scuffs and marks
- Every baseboard, washed rather than wiped
- Every door, both sides, and every frame
- Window interiors, sills and tracks
- Blinds and window coverings
- All light fixtures and ceiling fans
- Switch plates, outlets, thermostats
- Vents, returns and exhaust fans
- Bathrooms descaled top to bottom
- Grout scrubbed, tubs and showers
- Laundry area, including behind the machines
- Garage swept out on request
- Patio or balcony swept
- All floors vacuumed and mopped last

Carpet extraction is not included and is usually not needed. If your lease specifically requires it, we will say so when you book rather than after the walkthrough.
For landlords and property managers
Standing turnarounds, invoiced monthly.
If you turn units regularly we will hold slots for you, work to your checklist, and put everything on one monthly invoice rather than a payment per property.
We photograph each unit when we finish and send the set the same day, so you have a record of the condition it was left in before the next tenant sets foot in it.
