Vacation rental turnovers
Guests out at ten, guests in at four.
Short term rental turns across Tucson and the Foothills, done to a fixed window, with linens, restocking and a photo set sent before the next guest arrives.
The window is the whole job
Anyone can clean a two bedroom. The difficulty in a turnover is that it has to be finished by a specific hour, on a date you did not choose, sometimes with four hours between one guest leaving and the next arriving.
We hold turnover slots separately from our house cleaning schedule for exactly this reason. A turn is never the thing that gets pushed because a morning job ran long.
What a turnover includes
The same list every time, because consistency is what keeps a listing rated well.
- All beds stripped and remade with fresh linen
- Towels and bath mats changed throughout
- Laundry taken, washed and returned for the next turn
- Kitchen reset, dishes done, dishwasher emptied
- Refrigerator emptied of guest leftovers
- Coffee, tea, sugar and filters restocked
- Toilet paper, paper towels and trash liners restocked
- Soap, shampoo and conditioner topped up
- All floors vacuumed and mopped
- Bathrooms fully sanitized
- Patio, balcony and outdoor furniture wiped
- Grill cleaned if the listing offers one
- Every room staged back to the listing photographs
- Welcome materials and guest book reset
- Damage, breakage or missing items reported same day
- Photo set of every room sent on completion
What it costs
Per turn, on a standing arrangement. Linens and consumables are billed at cost.
| Property size | Standard turn | Same day turn |
|---|---|---|
| Studio or 1 bed | $95 | $115 |
| 2 bed | $120 | $145 |
| 3 bed | $150 | $180 |
| 4 bed or larger | from $185 | from $220 |
A same day turn is a checkout and a check in on the same date. We commit to a fixed window rather than fitting you into the run, and that commitment is what the difference pays for.
For hosts with more than one property
Link us to the calendar and stop sending dates.
Give us access to your booking calendar and we schedule the turns ourselves as reservations come in. You stop forwarding checkout dates, and we stop asking for them.
Everything goes on one invoice at the end of the month, itemized per property, which is the format your accountant wants anyway.
- Calendar linked scheduling
- One monthly invoice per portfolio
- Photo set on every turn
- Damage reported same day
- Linen inventory managed
- Restock levels tracked
- Emergency turns where we can
